I moved here from Chattanooga, TN. It was a voluntary transfer from an HCA Hospital there to one here. I just wanted a change. I looked at 2 houses when I came out to interview. The one I wanted, and am still upset I lost, had been on the mkt. 3 days, had been shown 14 times and already had 3 offers. I made an offer $7,000.00 above ask and lost it. Same thing happened on the 2nd house @ $7,000.00 above list. So I flew back home with no promise of a job and no house, so really no loss.

3 weeks later I was offered and accepted a position at Sunrise Hospital. I flew out here on a Thursday night and Rhonda picked me up @ 10am Friday. She had pulled up about a dozen homes in my price range of up to $165,000. Please understand that that is alot of money for me. My home in TN is 1600 sqf, with a deck, yard, hot tub and storage building and I only paid $100,000. So to say the least sticker shock was an issue. Anyway..... Rhonda pulled those 12 or so homes up late Thursday night and early Fri morning. We called the listing agent before we went to each house to see if there were any offers or contracts yet that morning... we had to throw 6 of the homes out of the pile. Of the other 6: The 1st one was a townhome in Henderson, I LOVED it, it was more than I initially wanted to pay, $173,000, but I was going to buy it on the spot... DR Horton Homes wouldn't sell it to me because I own my home in TN.... needless to say I was NOT happy. 1 was great but too small $153,000. 2 I didn't even get out of the car, neighborhood had gone down badly Rhonda said, $150,000 each. 1 was a wonderful house, right size, right price, right up against the road with graffiti on the back wall, $165,000. 1 was actually very cute and the price was right @ about $160,000, but the house was a little older than I wanted.

Feeling very discouraged at this point.. by now it was 8pm. We returned to Rhonda's office to look on her MLS for townhomes. There was one that we didn't see earlier in the NW (a great part of town by the way), we called the listing agent and there were no offers. It was 9pm, the neighborhood is gated and has a pool. The townhome was dirty and smelled bad. The previous owner had smoked. But it was exactly what I was looking for. As Rhonda said, we wrote the offer that night and faxed it to the listing agent at 11:30pm. I offered $1100.00 over list, $164,000. The offer was accepted by our deadline of 10am Saturday morning. Now comes the fun part.

I was already pre-approved for the loan so that was no problem and I highly recommend getting pre-approved. Rhonda works with a great guy at 1st National Bank of NV, Cory Frey.

The seller let us go ahead and start painting, but stipulated that if I failed to go through with the contract or I couldn't close then I would out the $$ for the painting... no problem I was pre-approved.....Little did we know..... the seller really didn't own the home, it was never deeded in his name. The legal owner filed bankruptcy just after "selling" it to him. We were set to close Feb. 26 and the lawyers said it may be another 3-4 weeks for the bankruptcy trustee to release the home. ( I had movers set up to be here Feb. 28 and I start work March 8 ) On the entire drive out here from TN, I wasn't sure I would be able to move in. Rhonda worked her butt off, calling attorney's, trustees, the Title company and Cory. She worked it out ( or as she put it "she pestered the lawyer's so much) that the judge signed off on the sell of the house, the title company worked out kinks there, and the trustee let me go ahead and move in early. She more than earned her commission on this one.

I'm in the house now.... I love it. The neighborhood it great, the neighbors are incredibly friendly and the area is great. There are a couple of townhomes in here for sale. Have Rhonda show them to you if they are still available when you come out.

I would definitely do it all again.... I highly recommend Rhonda, she was a God Send..... without her I would not have this house, she went well above and beyond. -- Kim K 3/7/04


My name is Stacy, and I noticed on another thread you are both planning to meet with Rhonda in the near future. I am here to tell you, working with Rhonda was the best decision we made after my husband's relocation was official.

Not only did she spend a lot of time with us prior to our first visit, she kept in touch and updated us on new prospects as often as we asked. Further, she always got back with us on every question we had - rare I am sure in such a booming real estate market as LV is today.

We spent all day this past Saturday with her, and she negotiated an extremely attractive offer on a model home that had never been lived in - comes lock, stock, and barrel with all the decorations and furniture. Now, I know this type of home sale is rare in LV today, but nonetheless she was diligent with the seller's agent and was able to obtain an answer by 9:00pm that same evening. Even today when they tried to pull some garbage about our offer, she went to the other agent's office and stood toe-to-toe with him making it clear under no uncertain terms she would not hesitate to "move a mountain" to make this sale a success and wouldn't take any of his crap. Don't know if this type of dedication and tenacity is normal where you come from, but in Southern California it is not.

Anyway, just wanted to let you and anyone else contemplating giving Rhonda a call to represent you, do not fear. She will be there for you all the way. As an added bonus, she is an extremely pleasant person to deal with and fun to be around! -- Stacy 3/22/04


My name is Pete and I was never fortunate enough to have had the information that Rhonda provides on this site, I met her through a referral from someone else that post on here, at first I was reluctant to use her services but now I must say how pleased and happy my wife and I are that she was referred to us.

First I would like to say that Im in an industry where I move a lot, I have been to about 15 cities in my life time now and I can tell you for sure I have never had the services from a Realtor that Rhonda has provided us, and we have used many Realtors over the years. My wife is not here yet and I just got here yesterday to find my house that was in need of new carpet, paint and some heavy cleaning, in excellent shape, she made sure new carpet and wood floors were put in, the house was painted, and she arranged to have it professionaly cleaned, boy did that ever take a load off us, and now all I had to do was move my stuff in, I have dealt with this before and its always a night mare but not this time. If and when I have to relocate from Vegas, Im taking Rhonda with me.

I would also like to say I really do not know how this woman finds the time to do everything she does, she is totaly an amazing woman who knows her business and while working with her side by side for a whole week, I found she is highly respected among her peers/co workers.

In a market where it looked grim for us getting a offer accepted she somehow made our Vegas dreams come true, it looked scarey after losing 3 bids to higher bidders but Rhonda does magic. If your fortunate enough to have her work for you, be ready to work because you will peter out long before she ever does, she is like the energizer bunny (only so much cuter) and she keeps going and going, she kept me out till 10 pm the night she found our house. I was ready to quit on her but how could I when she was still so energized.She will leave you feeling energized too.She will also leave you feeling like you can accomplish anything,even what seems impossible.

Rhonda , I hope this is not out of line or tacky but it just shows how much my wife and I appreciate you , I left a nice appreciation check for you at your office for all the much extra work you did that was not even in your job description, Jill and I thank you from the bottom of our hearts and you will surely recieve all my referrals.
