Move To Las Vegas
| Advice? | Author: mitchbisson3 Date: 11-18-09 3:57 pm
Ok, so I have an internship at a law office in Vegas starting in January. I will be moving out there with my fiance the last week of December. We have been researching apartments online for a while now. I have checked out apartmentratings.com, but it seems like EVERY apartment complex in vegas gets AWFUL ratings...so I feel as if apartmentratings.com isn't the best source to use. So if anyone could give me some advice, I would GREATLY appreciate it! We are going to be in Vegas for a couple days next week and would like to know which places are worth while looking at. We are looking for something under $700/month and have narrowed our choices down a little bit. Here is a list of what we have:
1. Sterling Court Apartments (5500 Mountain Vista)
2. Eagle Crest (5850 Sky Pointe Dr)
3. Heritage Estates (4870 Nellis Oasis Ln)
4. Renaissance Villas (5419 W Tropicana Ave)
5. Allanza at the Lakes (8600 Starboard Drive)
6. Avion at Sunrise Mountain (6901 Lake Mead Blvd)
7. Silverwood Apartments (3050 S Nellis Blvd)
8. Camden Breeze (7101 Smoke Ranch Rd)
-however, I noticed on the Camden website that it says there is a $360 administrative fee (not even the deposit! Ridiculous!)......so I'm thinking Camden Breeze is out!
If you guys could give me ANY information about any of these places, that would be GREAT!!!! Thanks, and I look forward to reading some responses!

I don't really work with apartments, its hard for me to recommend them when I don't know anything about management . How they handle complaints ,noise issues etc. Why don't you check into renting private condos, thats what I would recommend.
You didnt say what area you want to get in or other criteria . 700 might be a tough one.
The one thing I can tell you about some of the apartment complexes you have listed is you may want to do a lot of research on them and research the crime in the area. Rhonda Brinkerhoff ABR,CRS,GRI

I've lived in the LV valley 45 years. As a general statement, # 3, 5, 7, & 8 are no good due to area of town.... the crime aspect Rhonda mentioned. I think #6 is no good too. #2 would be okay I think. Not sure about #4 & #1.
If $700 is all you can afford, just be careful checking out the neighborhood. Drive through the entire apt complex to get idea of how the upkeep is and talk to the tenants. I think $800+ is more the average one pays for a decent apt in a decent neighborhood.

Take a look at the area located just north of the Palms Hotel. There are a number of apartment complexes located between Flamingo & Spring Mountain along Arville and Wynn. I lived in that area for a year (Silverado Village Apartments). It's safe, reasonable, and has kind of a resort atmosphere. That wouldn't be a bad area to live while you get the feel of Las Vegas.

From the 11-20-09 Las Vegas Sun:
The average occupancy rate rose to 91.1 percent in the third quarter, up from 90.5 percent in the second quarter, but that’s below the 93.7 percent rate in 2008’s third quarter, the firm reports.
Average rents fell for four consecutive quarters with the price averaging $840 per unit per month. That is down from $857 in the second quarter, a 2 percent decline. Rents have fallen 5.6 percent since the third quarter of 2008.
The apartment market’s future isn’t looking good because of the weak job picture, the firm says. It won’t recover until home prices stabilize and foreclosures begin to fall.
Jake Joyce, Applied Analysis project manager, says most future apartment-sale transactions will likely result from lender sales.
The southwest valley had the highest rents in the third quarter at $994 per month, while the northeast had the lowest rents at $708. Rents in the southwest valley fell 2 percent and fell 8 percent in the south valley in the past year.
The southwest area had the highest occupancy at 92.4 percent, and the northwest had the lowest occupancy at 89 percent.

This article also talks about Strip condo sales (or the lack thereof).
